Stay Rules and Terms of Use – Kevin House

Welcome to Kevin House! To ensure an unforgettable, safe, and pleasant stay for all our guests and to respect the peace of our Serra Brava neighborhood, please read our accommodation rules carefully.

1. Community Living and Neighborhood Rest

  • Absolute respect: Serra Brava is an exclusive residential area dedicated to rest and relaxation.
  • Quiet hours: Strict quiet hours are from 10:00 PM to 8:00 AM. Throughout your stay, speaking in a loud voice, making excessive noise, or playing loud music is prohibited.
  • Event prohibition: Hosting parties, events, or unauthorized group gatherings that disturb the peace of the community is strictly forbidden.

2. Occupancy Control and Guest Registration (Very Important!)

  • Official tourist license (HUTG-015292-11): The entry of visitors or persons not included in the reservation is completely prohibited under any circumstances in strict compliance with current Lloret de Mar regulations.
  • Mandatory legal check-in: All guests must complete the guest registration form required by authorities before checking in.
  • Penalties for non-compliance: Access by undeclared persons or the presence of unauthorized pets will result in an automatic penalty of €250 per day and night for each case and may result in immediate eviction from the property without right to refund.

3. Parking

  • Ground Floor (Access via Avinguda del Pla del Rossell, 2): When booking 1 of the 3 ground floor accommodations, these accommodations do NOT have parking within the property.
  • Only for bookings of Accommodation A or the entire villa do we provide private parking spaces within the premises.
  • When booking the entire villa, the villa has capacity for up to 6 vehicles, divided into two independent access points: Space reserved for a maximum of 2 cars on the ground floor and space for up to 4 vehicles on the upper floor. The garage door is not automatic.
  • Upper Floor Terrace (Access via Avinguda de la Florada, 1): Linear space for up to 4 vehicles. As this is a single-file area, cars are positioned one behind the other; if you park at the back, good coordination with other guests is advised to facilitate exits.
  • Access control: Upon arrival, enter through the pedestrian gate at Avinguda de la Florada, 1, locate the automatic gate remote control inside, and use it for vehicles. You must return the remote at the end of your stay; in case of loss or theft, the replacement cost will be charged. Important note: Always ensure that access points and garage doors are completely closed before leaving the property.

4. Pet Policy

  • Prior authorization: Pets are admitted exclusively upon inquiry and prior written authorization from the property.
  • Fees: The supplement is €30 per night per authorized pet. Pets not previously notified will incur a penalty of €250 per day.
  • Animal coexistence rules: For hygiene and safety reasons, pets are strictly prohibited from using the pool or climbing on sofas, armchairs, seats, and beds in the villa. The pet owner is fully responsible for the care and cleaning of their needs.

5. Pool and Outdoor Areas Use

  • Recommended hours: From 9:00 AM to 9:00 PM.
  • Child safety: The premises do not have lifeguard service, so minors must be supervised by an adult at all times.
  • Safety rules: The use of glass containers or vessels in the swimming area is strictly prohibited, as is leaving objects floating in the water after use.
  • Video surveillance: For your security and premises control, the perimeter has active surveillance cameras at entrances and common outdoor areas.
  • Barbecue: For bookings of the entire villa or Accommodation A, the barbecue must be left clean and free of food residue immediately after use.

6. Sustainability, Climate Control, and Responsible Consumption

  • Energy saving: Turn off lights, close taps, and disconnect climate control whenever you are not in the rooms.
  • Usage restriction: Keeping air conditioning or heating equipment on while doors or windows of the accommodation are open is prohibited.
  • Check-out: When leaving, it is essential to verify that everything is completely turned off and closed.

7. Smoking and Substances Policy

  • Smoke-free spaces: Smoking is prohibited inside any of the villa’s rooms. Failure to comply with this rule will result in charges for professional deep cleaning and ozone sanitization services.
  • Narcotics: The consumption of narcotic substances is prohibited throughout the property premises.

8. Cleaning, Waste, and Textile Care

  • Waste management: Please leave the rooms tidy and deposit trash in outdoor containers at the end of your stay to avoid attracting insects common to the area. Always use the trash cans provided with bags and never accumulate waste outdoors.
  • Textiles and furniture: Take care of the bed linens and towels provided, avoiding actions that cause permanent stains. In case of accidental breakage or irreparable damage, the replacement cost of the items will be applied. Leave all decorative elements and objects in their original location.
  • Breakdowns: Any structural damage or defects must be reported immediately to the host for prompt resolution.

9. Additional Services (Laundry and Cribs)

  • Washing machines: On the penthouse floor (located inside one of the bathrooms) there is a washing machine, laundry basket, and an extendable drying rack on the terrace. There is also another washing machine on the ground floor and drying racks in each apartment.
  • Cribs: We have baby cribs available upon prior request when making your reservation.

10. Accessibility and Arrival/Departure Times

  • Check-in: From 4:00 PM.
  • Check-out: Before 10:00 AM (we request maximum punctuality to facilitate sanitization work).
  • Space architecture: The villa has a small step at the main entrance to the property. The upper floor connects to the ground floor via stairs. The three independent ground floor accommodations also have a step at their interior entrance.

11. Catalonia Tourist Tax

  • Legal regulation: In accordance with current legislation, guests over 16 years of age must pay the regional tourist tax (applicable to a maximum of 7 nights).
  • Estimated rate: Currently the amount is set at €1.75 plus 10% VAT (total of €1.93 per person per night). This amount is indicative; if the competent public administration modifies the tax before your arrival, the official legal rate at the time of check-in will be strictly applied.
